Alternative accommodation In the event that an owner’s apartment is not available when they request a change to their chosen dates (or request a long weekend), then another apartment (or similar size if possible) will be offered, or alternative hotel accommodation offered (assuming there are vacant apartments). The value of the six-week stay in the apartment is estimated to be EUR 1,700.00. This amount will not be paid by the purchaser and will therefore contribute to increasing the income received. - fixed cost for electricity, water, gas, sewerage FREE; - heating (or air conditioning) and hot water FREE; - weekly supply of bed linen and towels EUR 25.00 per week, per person; - final cleaning of apartment EUR 60.00 per week. The purchaser will be entitled to use all the facilities of the hotel throughout the twelve years, subject to the size of the facilities and to prior booking, for which the following discounts will be applied: - bar and restaurant service: 15%; - access to sports areas (tennis, fitness suite, swimming pools, fully-equipped beach) and leisure areas (auditorium, conference centre, etc.): 30%; - transport and car hire services: 30%; - wellness personal treatments: 30%; Payment of the income will be made by means of a twelve-year rent agreement. The respective payments to the purchaser will be made every six months on 31st March and 30th September of each year. The amount paid to the purchaser will be net of the expenses and cost of services used during the purchaser’s stays, unless these have been paid separately, and of the share of general costs payable by the purchaser (building insurance, share of condominium expenses, unscheduled maintenance unless covered by the builder’s warranty, etc.). Where a bank or insurance guarantee is required to cover the rent, the respective costs of 2% per year of the amount guaranteed will be payable by the purchaser. Owners will not be responsible for payment of the development service charges during the life of this agreement but owners will be responsible for payment contribution towards General Expenses during the first four years and these are expected to be in the order of 250 euros per apartment. The purchaser is liable for state taxes on the income received and for municipal taxes on the property (I.C.I.) as well as for 50% of the rent agreement registration fee. As regards the furnishings, the building company will choose the same level of finish, quality and aesthetic appearance as has been chosen for the hotel (which is therefore a particularly high standard), although the purchaser will have the final say in this respect. It will be the responsibility of the developer’s management company to maintain the good order of the furniture and replace/repair as necessary during the life of the rental agreement.
